Just Listed Dialog

A just-listed conversation can do two useful things at once: offer a neighbor clear information about a new property and learn what, if anything, is changing in that person’s plans. The lines below are examples to adapt to the real address, facts and relationship. They are conversation prompts, not a substitute for permission or judgment.

Hi, my name is [your name]. I wanted to stop by and let you know that a home was just listed on [street]. It has [bedrooms] bedrooms, [baths] baths and is priced at [$price]. Is there any other information you would like to know about the home?
When would your next move be?
If you were to move, where would you go?
Why that area?
What is holding you back from making a move?
These questions work because they leave room for the other person’s answer. Do not rush to interpret a short reply. Reflect the timing, location and constraint they actually name, then ask whether a useful next step would help.
Magic Question
If you, or a family member or friend, had a real-estate need, do you have someone you would refer them to?
If they do not, ask:
May I have the honor of earning your trust?
A referral question deserves a clear answer and an easy decline. Record consent before adding someone to a recurring update, and give them a simple way to opt out.
Appointment Setting Dialog
I would like to understand what you are considering and share how I structure a purchase or sale conversation. We could keep it to about 20–30 minutes. What works best for you: morning, afternoon or evening?
If they hesitate, lower the pressure rather than making a promise:
Understood. We can keep the conversation brief, and you can decide whether it is useful for you.
If they still prefer to wait, ask permission before offering occasional updates:
I understand. With your permission, I would like to add you to my Private Client Group and send occasional market information. You can opt out at any time. Would that be fair?
