Read the forecast on its own terms

Download the original 68-page February 2025 national forecast (PDF). Search the document using both county and state. County names can repeat across states: Fairfield County in Connecticut is a different entry from Fairfield County in Ohio or South Carolina.

The preserved data pages do not explain the full model, assumptions or forecast horizon behind the “YoY” column. Retaining that label avoids adding a level of methodological certainty that the file does not provide. The entries are not verified realized returns, promises of appreciation or individual property valuations.

A source table also cannot establish why an issued figure differs between counties. It does not, on its own, measure migration, buyer motivation, insurance costs, tax effects or the performance of a particular brokerage.

Compare issued views, not assumed outcomes

The January 2025 forecast provides the preceding edition in this group. A changed number between two issued forecasts is not the same thing as observed price growth between their dates. Assessing accuracy would require a defined target, horizon and matching later observations.
