When a seller compares your presentation with those of well-known luxury firms, give them a clear account of how you would handle their property. Your brokerage affiliation is part of that conversation. So are your relevant experience, proposed work and ability to explain the decisions ahead.

A property-specific plan gives the seller something concrete to assess. It cannot guarantee a listing or make brand resources irrelevant, but it can make your own service easier to understand.

Give the seller a useful way to compare

Begin with the seller’s questions and the property. What needs to happen before a sale is practical? Which decisions are open? What experience can you demonstrate that is relevant to this assignment?

In the 2024 NAR Profile of Home Buyers and Sellers highlights, sellers identified agent reputation at 35% and trustworthiness and honesty at 21% as the most important selection factor. The report covers transactions from July 2023 through June 2024. These are historical national findings, not a luxury-only comparison or a test of listing presentations.

Use that context to examine your evidence. A general statement about service carries less information than an accurate example of work you have performed and a clear explanation of what you propose here. Keep client details and examples within the permissions you have.

Explain how this sale would be handled

Build the discussion around decisions the seller will need to make:

  • What preparation is appropriate, and which choices can wait?
  • What evidence informs the starting price and later review points?
  • How will access, showing requests, feedback and privacy be handled?
  • How will offers be presented and their terms compared?
  • Who will communicate with the seller, and what updates should they expect?

Explain who is responsible for each part of the work. If a team member will handle an important step, make that role clear before the engagement. Describe proposed timing with its assumptions and dependencies.

Connect marketing to the property

For each proposed activity, explain its purpose, cost responsibility and the response it is intended to support. Photography, video, broker outreach and other channels should have a reason to be in the plan.

Discuss how the seller will see the work and what information you will use to review the response. Reach or viewing figures alone do not establish buyer intent, and an early response does not determine the final price.

Use comparable sales to explain the market, including relevant differences in condition, timing and property features. Separate observed sales from assumptions about how buyers might respond to this home.

Answer the affiliation question fairly

A larger network may offer resources that matter to a particular seller. Ask which capabilities they value and explain accurately what you can provide through your own brokerage and professional relationships.

A November 2025 RE/MAX-sponsored article on Inman describes international referrals, recognition and resources. Read it as the sponsor’s account of its network. For any listing, the useful question is how the agent would apply the available capabilities to the property.

Discuss your proposed fee and responsibilities clearly, with room for questions and negotiation. Avoid promises about sale price, net proceeds or winning an appointment. Keep the comparison accurate and respectful of other agents.

Learn from the appointments you attend

Review recent presentations using consistent notes: the seller’s stated priorities, the work proposed, questions that remained, the outcome and any feedback the seller chose to share. Where fee terms changed, record the actual agreement without guessing why it influenced the decision.

Look for repeated gaps in your explanation or delivery. A few appointments can suggest something to examine; they do not establish that a new presentation caused a change in results.

The aim is a seller who can understand your proposed service and decide whether it fits. That requires a clear conversation and the capacity to deliver the work you describe.
